Case Study: Future-Ready Smart Infrastructure for Bluewater Shopping Centre
Client
Bluewater Shopping Centre – one of the UK’s premier retail destinations
Partners
Cypernex (IoT Infrastructure and Application Platform)
Chess-UK-myMesh (Wireless Building Control Systems)
Challenge
Bluewater Shopping Centre aimed to modernize its building management systems, specifically targeting indoor air quality monitoring and ventilation control. The existing infrastructure relied on legacy Modbus cabling and RS-485 control systems that were approaching the end of their reliable service life. In parallel, the site had recently upgraded lighting systems that supported myMesh, a secure, wireless IoT-ready control platform.
Bluewater needed a unified solution to connect multiple environmental and control systems to the cloud, allowing real-time monitoring, analytics, automation, and integration with future smart building initiatives.
Solution
Cypernex, in collaboration with Chess-UK-myMesh, delivered a Proof-of-Concept (PoC) project that demonstrated how myMesh and the Cypernex IoT platform could provide scalable, secure, and flexible infrastructure for connected building management.
The PoC focused on standardizing data communication across diverse devices, integrating legacy systems, and enabling centralized analytics and control—without disruptive rewiring or system replacement.
Key Technologies Integrated
- myMesh Wireless Network: Secure, node-to-node encrypted, low-radiated RF mesh network, ideal for healthcare and commercial settings
- Cypernex IoT Infrastructure Platform: A unified environment for device interoperability, data ingestion, visualization, analytics, and control
Devices Connected in the Pilot Phase
- Weather Stations
- Compressed Air Valve Controllers
- Moisture and Leak Sensors
- Temperature & Environment Sensors
- Air Quality & Ventilation Controllers
- Waste and Foul Water Flow Sensors

These devices were connected through myMesh and brought online using the Cypernex interoperability layer, enabling them to be treated the same as Modbus and OPCUA devices.
Integration Highlights
- Interoperability Layer Extended: myMesh data now integrates seamlessly with popular tools like Node-RED, Zapier, Streamsets, and ThingsBoard
- Legacy Modbus Systems Integrated: No need to replace aging wiring; communication transitioned to secure wireless
- Digital Twins & Analytics Enabled: Real-time dashboards and digital models of environmental conditions and system performance
- Support for ESG Reporting & BMS Integration: Streamlined reporting and controls via centralized interfaces

Leadership Insight
“The adoption of Cypernex IoT infrastructure will open another range of business use-cases that utilize devices and business solutions available from Cypernex. Further to this, existing Modbus control and cabling are nearing end of reliable service life—utilizing the myMesh network is an attractive option.”
— Ashley Bateup, CEO, Chess-UK-myMesh

Outcome
The PoC successfully demonstrated a fully integrated wireless control and data collection system. This deployment has enabled Bluewater Shopping Centre to:
- Eliminate the need for costly rewiring or hardware replacements
- Gain immediate insights into indoor environmental conditions
- Position itself for future smart building expansions including HVAC automation, energy efficiency, and ESG compliance
The site now benefits from enhanced operational intelligence, improved building sustainability, and a more flexible, future-ready infrastructure.
Looking Ahead
This project underscores the value of combining intelligent infrastructure with actionable applications. Cypernex provides not just dashboards and data, but comprehensive solutions that integrate IoT into real business operations—from HVAC control to waste management and ESG compliance.
Whether you’re managing a large commercial facility, hospital, or manufacturing plant, Cypernex can help you unlock the full potential of IoT-enabled transformation.
